Strategic Land Fund. 10 Month Performance GBP£ +30.11%

Our Strategic Land Fund is making investment into the UK strategic land market available to individual clients for the first time. The Fund has been a prominent land site assembly specialist in the UK for the last 10 years providing an interface between the City and the UK strategic land market. The Group identifies, acquires and navigates through the planning process strategic land sites on behalf of institutional clients such as AXA. The Strategic Land Fund (a Luxembourg SICAV SIF) is an evolution of that business and is giving advisors the opportunity to deliver to clients attractive returns within a lower risk environment. Target return 12% + p.a. (net of fees). As at September 2011 the 10 month performance stands at +30.11%.

UK Student Accommodation Fund. 12 Month Performance GBP£ +14.85%

Our Student Accommodation Fund is designed to exploit the huge potential for investment returns in the UK student accommodation market. Independent research has identified the UK student accommodation sector as a counter-cyclical, robust and growing market and the Fund is ideally placed to make the most of the significant opportunities for growth; the student accommodation sector offers supreme opportunities for long term, sustainable growth. Target return 9% to 11% p.a. (net of fees).

Legal Financing Fund. 12 Month Performance GBP£ +11.85%

Our Legal Financing Fund is an open-ended alternative investment fund that provides short term fixed interest loans to approved UK law firms to finance specific litigation cases and matters of a non-litigious type, such as divorce. Loans are repaid when the case settles and to provide a high level of security for investors, loans are insured against a law firm going into liquidation and for repayment if a litigation case loses in court. Now showing 25 consecutive months of positive returns. The fund continues to experience strong inflows with no shortage of cases waiting to be financed. Excellent liquidity continues to be maintained with 85% of the number of loans that were outstanding 12 months ago having been repaid with full interest.

Building Society Income Fund. Launched September 2011. Target Return 7% p.a. distributed bi-annually.

With a number of pressing concerns faced by today’s investors whom seek income; historically low dividend yields, lowest ever interest rates, falling property yields and uncertain bond markets. In response to these concerns our Building Society Income Fund has been launched. The Fund will invest in a weighted portfolio of Permanent Income Bearing Shares (PIBS) issued by Mutual Building Societies. PIBS are listed on the London Stock Exchange and pay a fixed rate of interest bi-annually. The Fund has been designed to produce an attractive rate of income whilst maintaining the underlying asset value of investment. Income will be distributed to investors bi-annually.

Recycling Green & Ethical Fund. +42.90% since launch (Jul 2008). 12 Month Performance +13.59%

The fund has been established for 3 years and invests into a company that operates and is developing large scale Waste Treatment Facilities across the UK. These facilities receive carbon based waste from local authorities and process the material to recover recyclates (metal, glass etc.), as well as producing high quality compost.

Biomass rich feedstock is also produced for subsequent use in company developed waste to renewable energy power stations.

Revenue is generated from gate fees charged per tonne of waste delivered for waste treatment and from energy and heat production generated from the recycled waste. Future revenue streams are provided by securing medium to long term local authority waste collection contracts which create stable returns for investors.

Projected returns for investors, which are not guaranteed, are in the order of 12% to 15% p.a. This return is driven by five factors:-

  1. Income in the form of a base rent plus a share of gate fees.

  2. Capital appreciation on the underlying value of the long term local authority contracts and the hard assets such as plant and equipment.

  3. Indirect benefit of capital allowances which should mean that the Joint Venture Companies (which own the assets) should not pay corporation tax for 9/10 years.

  4. Senior debt repayment, which increases the investor equity as debt is repaid.

  5. A share of the revenues from electricity and heat generation (where applicable).
